What a Vapor Barrier Actually Does

Most older crawl spaces were built with an open dirt floor, and that dirt is a steady source of damp. The moisture works its way into everything above it. It rots joists and subfloor, rusts your ductwork, feeds mold and fungus, and gives termites and other pests the wet conditions they look for. A vapor barrier is a thick plastic sheet laid over that dirt, and run up the walls where it helps, to seal the ground off from the rest of the crawl space. Once the moisture has nowhere to go, the space dries out and the problems it was causing start to clear up.

Vapor Barrier or Full Encapsulation? Here Is the Straight Answer

This is the question we get asked most, so we will be plain about it. A vapor barrier covers the floor and blocks ground moisture. It is a solid, affordable fix for a crawl space that is basically sound but damp. Full encapsulation goes further, with a thicker liner across the floor and walls, every seam sealed, the vents closed off, and usually a dehumidifier to control humidity all year.
If your crawl space has standing water, heavy humidity, or ongoing mold, encapsulation is the better call. If it is mostly a ground-moisture problem, a good vapor barrier does the job. We will tell you honestly which one your home actually needs at the free visit, and we will not push the bigger job on you if you do not need it.

2. Clear and prep the floor. Out comes the debris and any old torn plastic, so we are laying the new barrier over a clean, even surface.
3. Handle any water problem first. If there is standing water or a drainage issue, we deal with it before we seal anything, because trapping moisture underneath would defeat the purpose.
4. Lay and seal the barrier. We roll the barrier across the floor, overlap and seal the seams, run it up the walls where it helps, and seal around the piers and the perimeter so ground moisture cannot sneak past.
5. Walk it with you. We show you the finished space and explain what we did, so you know exactly what you are getting.

What is the difference between a vapor barrier and encapsulation?
A vapor barrier covers the dirt floor and blocks ground moisture. Encapsulation is the full sealed system: a thicker liner on the floor and walls, sealed seams, closed vents, and usually humidity control. A vapor barrier is the right call for a sound but damp crawl space, while encapsulation is better for standing water, heavy humidity, or mold.
How long does a vapor barrier last?
A quality vapor barrier lasts many years. How long comes down to how thick it is, how well the seams are sealed, and how much foot traffic the crawl space sees. We install it to hold up, not to fail in a couple of seasons.
Do you remove the old vapor barrier first?
If the old one is torn, thin, or has failed, yes. Laying a new barrier over a damaged one traps moisture and does not solve the problem. We clear it out and start clean.
Will a vapor barrier stop mold?
It removes the ground moisture that mold needs to grow, which is usually the source of the problem. If there is already heavy mold or standing water, we may recommend encapsulation instead, and we will tell you that honestly at the visit.
How thick should a crawl space vapor barrier be?
Thin 6-mil plastic is the bare minimum and is fine for a simple job. Where a crawl space needs more protection, we use heavier material, and our full encapsulation uses a 20-mil liner. We match the thickness to what your home actually needs.
